An inevitable consequence of periodic population shifts, maintains Lessinger, is changing real estate values. Recognizing migration trends can, therefore, contribute to an accurate forecast of the direction of property values. The author supports his observation by chronicling four historic population shifts in the continental United States, and he goes on to predict the nature of the next sizeable migration. In addition to predicting those continental U.S. counties he expects to show above average growth in the next 25 yeears, Lessinger categorizes every U.S. county (except those in Alaska and Hawaii) into one of seven likely population growth outcomes.
