My name is Al Williamson. I wrote this book because I’m passionate about helping landlords of low-income rentals see a new realm of possibilities in achieving their financial goals through community revitalization. I know what it’s like to get distressing phone calls in the middle of the night or to lose control of my property as a tenant resorts to drug dealing. I learned a lot from those mistakes as well as from my study of Placemaking, urban planning, and leadership principles. That is why I am here to help you make the area surrounding your rentals safer and improve the quality of applicants interested in renting from you. It wasn’t that long ago, in 2002, that I bought an eight unit apartment building in a troubled neighborhood. I had good intentions to improve the area but struggled to find helpful information. I connected with neighborhood groups, but we all were working by trial and error. All though I believed the neighborhood would shake its stigma, I often felt the pace of progress was too slow. In 2005, I was fortunate enough to have had an opportunity to take a three year break from my civil engineering career and work for a nonprofit dedicated to revitalizing inner city neighborhoods. During that time, we went though many highs and lows. In retrospect I can see that some things were done well, but others should have been done differently. Now in 2013, our community has attracted businesses that attract people from all parts of town (patrons who wouldn’t have previously considered visiting our area) and my properties are very easy to manage. They attract honorable tenants that want to be a part of the area’s rebirth and they want to be a part of a vibrant community. Now I want to help you get the same results but only faster and with less heartache. I’ve got a lot of insights to share so you won’t have to start from scratch. Are you ready to get started?
