THE RED BOOK A UNIT COST ESTIMATOR FOR CONSTRUCTION & INSURANCE DAMAGE REPAIR The Red Book has been a trusted estimating guide for contractors and insurance adjusters since 1978. As a true unit cost estimator, it is the perfect tool for generating fair market price estimates from smaller jobs to large projects. Thousands of estimates have been written to date by contractors of new construction, remodeling and damage repair as well as property loss adjusters. Building maintenance companies and property appraisers have also used The Red Book as a guide and reference in their line of work. COSTING Insurance companies have strict requirements for unit cost estimating. The Red Book was designed to exceed these guidelines. It has proven to be a valuable estimating tool which allows the estimator to separate labor and material for each individual item. It also provides contractors and adjusters the details for a clear understanding of the work description and costing. The latest edition has the hourly rates associated with the various construction building trades used in The Red Book. This enables The Red Book users to effectively and efficiently adjust construction costing for their areas. The lower and upper range of each labor rate is provided to help facilitate the bidding process. Since the Red Book is written by a contractor and continues to be maintained by contractors, it includes the details needed to ensure fair and efficient bidding of jobs. Feedback from its users report estimate accuracy generally falling within 3-5% plus or minus of actual job costs. CONTENTS The Red Book is a versatile tool that contains over 14,000 individual items. Each chapter has been constructed with its own table of contents to easily find items, covering all aspects of residential construction from remodeling, damage repair and new construction. About the Author:
Gene Bergeron started in the construction field when he bought his first building at the age of 20 which he renovated and sold. Several buildings later he started doing work for customers. Putting together costs of construction for banks was one thing, but doing the same for clients required a different mindset. It required better estimating tools. Then a family member had a house fire and asked Gene to meet with the adjuster to help determine the cost of repair. It was at this time that he was introduced to the better estimating tool he was seeking. The Red Book even in its infancy provided dependable costing and items not found in so many other estimating books, items unique to damage repair and remodeling. Impressed with the product, Gene teamed up with its originator to expand not only its content and but also its market. From The Red Book’s beginnings as 10 stapled pages, it is now over 400 pages with 14,000 plus items. A loyal following and tens of thousands of written estimates later, The Red Book Company is proud to expand into the national market. The Red Book has consistently provided the costing that has been relied upon with confidence by contractors and adjusters alike. It is the only construction estimating guide that Gene uses for his construction jobs and financial packages. Maintaining the product and pricing database is an ongoing task throughout the year which Gene and his team research new products and keep up on any substantial price changes. Having a construction company also keeps his thumb on the pulse of market conditions. Gene is as enthused about The Red Book now as he was impressed 30 years ago at his first fire loss repair and the adjuster said, “ If you are going do insurance losses, you need to have this book.” As they say, the rest is history.
