“Real Estate & Business Counseling”: There are two major ways of working the real estate market: 1) using the cash & credit market 2) using the counseling market, often used in more difficult markets or those called a buyers’ market. In this latter type of marketing the motivation to transfer title by sellers is actually much higher than in the first market but the majority of investors or brokers are not familiar with how to connect with this desire and use it to consummate a real estate transaction. It is anything but a numbers game as it requires slowing down and counseling with what is termed a seller. It requires finding out what the motivation really is and to see if there is another way to solve it via exchanging the property or using creativity in some other way to circumvent the heavy and very difficult processes of trying to turn the equity into cash.
