This second volume of in-depth case studies of zero-net-energy (ZNE) buildings looks at five more examples of buildings designed so that the energy used by the building over the course of a year is equal to the amount of energy supplied by the on-site renewable energy system. These case studies are effectively the next generation of ZNE buildings, completed 2-4 years after the buildings discussed in Volume 1. As such, they build on the “lessons learned” in the first group of buildings studied and reported in the first volume. Common design strategies for zero-net-energy are evident from these case studies, as well as some key common issues that remain to be addressed. Solutions to these issues are suggested as readily adaptable. Volume 2 also focuses on renovation of existing buildings into ZNE-performers, with four of the five case studies in this category, including discussion of real-world design constraints on typical design strategies. The effect of cost limitations and the evaluation of the marginal cost of ZNE design features and systems is also discussed. One case study, in particular, shows in detail how its ZNE design produced a higher value and better financial investment than a standard design. Like the Volume 1 case studies, Volume 2 provides energy modeling results compared with one full year of actual metered performance data, confirming the zero-net-energy goal was achieved for these buildings. The discussion of post-occupancy observations and conclusions for each case study building continues as well. Volume 2 also includes beautiful photographs and illustrations for each building, a pleasing combination of easy-to-read and technically detailed descriptions, with a continued emphasis on good design.

Edward Dean, FAIA, is a practicing architect and sustainability consultant in the San Francisco Bay Area. He has been a champion of low-energy aspects of green building design for his entire career. After teaching design studio and environmental courses at the University of California, Berkeley, for ten years, he turned to full time architectural practice as lead designer on a number of projects noted for their innovative aspects in low-energy buildings, in particular design for daylight. He continued to work in the mainstream practice of architecture at major firms in California and is now engaged in full-time consulting practice with his own firm, Bernheim + Dean Inc., in sustainable and healthy building design, and zero-net-energy (ZNE) design in particular. In recognition of his career-long leadership on a national level in low-energy, high performance building design, the American Institute of Architects (AIA) elevated him in 2012 to the College of Fellows of the AIA.
