Preface:
Florida home inspection is a regulated professional service, but it is not a general certification that a house is code-compliant, defect-free, insurable, or suitable for a particular buyer. This handbook explains what the licence authorizes, how the Standards of Practice shape the inspection, how findings should be reported, and when a condition requires referral to another licensed profession.
This handbook is designed for sequential study and field reference. New practitioners should begin with the legal and scope chapters. Experienced users may move directly to the technical, administrative, reporting, or enforcement part relevant to the assignment, but should always confirm the source and effective-date controls stated in the opening chapters.
A Florida home inspector licence authorises the limited visual examination defined by Chapter 468, Part XV. It does not automatically authorise engineering, contracting, mould assessment, pest control, WDO reporting, code enforcement, or every insurance verification service.
