Very poor condition, refer to photos. Paper tears easily and evidence of mould damage and loss to both cover and pages. Pages are difficult to open in parts and are stuck together in places. Water damage and paper feels moist. Cover is unfortunately coming apart. Possibly live mould still present. Untreated & isolated.
