Somebody nominated you. There was a show of hands. Now you are on the committee of a Northern Territory unit title scheme, and nobody has explained what that means.
Start with the thing that catches almost everyone out.
The Territory runs two Acts, not one. Which governs your scheme depends entirely on when it was created. Schemes from before 2009 sit under the Unit Titles Act 1975 - a corporation, a units plan, and articles as the rules. Schemes after sit under the Unit Title Schemes Act 2009 - a body corporate, a scheme statement, by-laws, and a management module underneath.
Different vocabulary. Different default rules. Different processes. A committee member reading generic Australian strata advice, or a handbook written for Queensland, will get it wrong - and so will a good many of the people offering advice.
And one more thing nobody mentions. Where a scheme has three units or fewer, every owner is automatically a committee member. Not eligible to be. Not entitled to stand. Already on it, with the duties that come with it. Darwin, Palmerston and Alice Springs are full of duplexes and triplexes whose owners have no idea.

Returns Policy
We ask all customers to contact us for authorisation should they wish to return their order. Orders returned without authorisation may not be credited.
If you wish to return, please contact us within 14 days of receiving your order to obtain authorisation.
