This well-organized manual on property maintenance offers advice for the first-time buyer and the longtime owner. The authors ( What's It Worth? A Home Inspection & Appraisal Manual ) lead us through the steps in diagnosing and correcting problems such as leaky roofs, chimneys that don't draw, wet basements and wood rot. While the instructions won't equip us to carry out all repairs ourselves, they tell us what job needs to be done and what sort of professional should do the dirty work. Charts estimate the life expectancy of building components, and a section on mechanical systems explains, in uncomplicated language, the often mystifying subjects of heating, cooling and hot water systems. Repair and improvement alternatives are discussed and compared on the basis of quality, longevity and price. Chapters on making improvements focus on common design problems that may lead to greater maintenance expenses.
