This book will allow the reader the understanding of the different elements to consider when purchasing a triple net lease real estate investment. This is the first edition. THE SECOND EDITION IS AVAILABLE ON AMAZON.COM.
About the Author: David Sobelman has a sole, yet multifaceted, focus on triple net lease investment properties, on a national scale, which began in 2002. David speaks with authority and experience from every position within a net lease transaction and his role within this ever-popular niche industry entails brokerage, management and education. However, his position of being a role model and mentoring others in the industry is the aspect of his position he takes most seriously. A true entrepreneur, after fifteen years of focusing on triple net leased investment real estate, David founded 3 Properties - a brokerage firm that highlights the efficiencies of a transaction and streamlines the expenses involved in order to monetarily benefit both parties affected; the client and their broker. Additionally, David practices what he preaches, personally investing in net lease and other real estate assets since 2003. He formalized his syndications by establishing a private fund to invest in net lease properties that has been in existence since 2012. David also formed a publicly traded real estate investment trust (REIT) in 2015. Through all of these endeavors, David maintains a very grounded personal life that is focused on his family and friends; the main reasons why his reputation and performance are so important to him. While not only charged with overseeing the growth and transactional activity at 3 Properties and Generation Income Properties, David works directly with exclusive clients looking to complete net lease transactions. David's role plays a critical part in the expansion and development of each firm. David focuses on office, industrial, and retail net leased transactions. He is instrumental in keeping the trends of national and regional real estate markets in the forefront of 3 Properties' clients and his business acumen translates well to his knowledge and discipline in growing Generation Income Properties. David is considered an expert in his field and is consistently sought out for his opinion and counsel. While focusing solely on income-producing assets, David began his tenure in commercial real estate as a Research Analyst and Associate for Grubb & Ellis Company in Washington, DC. He was responsible for maintaining market data for over 134 million square feet of area properties and accurately forecasting regional trends for client assessments. He then co-founded Calkain Companies and served as Executive Vice President for over ten years.
