From Library Journal
$15.95. finance Irwin provides an excellent summary of the rules for real estate investing after the 1986 Tax Reform Act and offers his opinion as to what specific types of real estate are likely to be the best investments under the new law. He explains that the advantages of creative financing techniques have been sharply reduced, resulting in a need to examine real estate deals on their economic merits alone. Although his techniques for evaluating investment possibilities are not new, it is important to review them in light of the tax treatment of real estate investments. This is a worthwhile title to replace outdated references to the old tax code. Miller approaches real estate investing in a more general fashion, emphasizing recognition of the economic merits of a deal (Irwin suggests this is imperative). Much of Miller's advice focuses on methods of financing. He covers topics such as equity sharing and partnership arrangements to ease the financing burden on first-time buyers. All of his advice takes into account the impact of the reformed tax law. An excellent general treatment of real estate investing. Joseph Barth, U.S. Military Academy Lib., West Point, N.Y.
