No Binding. Condition: Very Good. No Jacket. 253 x 202 mm. Single sheet, blank verso. This 1873 legal receipt from Jersey City, New Jersey, documents the transaction fees settled between Samuel Hemingway and attorney E. S. Cowles for property deeds and mortgage satisfactions. ''Office of E. S. Cowles, Counselor at Law, No. 15 Montgomery Street, Jersey City, N.J., March 1 - 1873 - Samuel Hemingway To E. S. Cowles, Dr. Service Amount To Drawing Satisfaction of Mortgage from Shipsey Matthews & recording Same 2.50 To Drawing Deed of Grand Street property to Mary A. Bennett & Another to Sophia Hemingway 10.00 "Paid Clerk for recording same 3.00 Total $15.50 Received payment E. S. Cowles" This document serves as an artifact of real estate and legal practices in Post-Civil War Hudson County during a period of massive industrial growth. Elijah S. Cowles was an established counselor-at-law working out of 15 Montgomery Street, a primary commercial strip located near the Jersey City waterfront and major transit hubs. Legal receipts from this era outline typical "fee-for-service" billing models prior to the common standardization of modern retainers. Drafting a deed or satisfaction of mortgage manually required meticulous transcription into local county ledger books, hence the inclusion of precise filing costs alongside attorney labor. The receipt details 2 actions executed for Samuel Hemingway: 1. Satisfaction of Mortgage: Settling a debt structure tied to "Shipsey Matthews" (likely an individual or estate), signaling the removal of a property lien. 2. Deed Transfer: The drafting of a deed for real estate situated on Grand Street, a prominent thoroughfare in downtown Jersey City. The property was conveyed to Mary A. Bennett & Another and ultimately tied to Sophia Hemingway. The legal receipt directly connects to the foundational real estate maneuvers of Samuel Hemingway, who was Hudson County's leading 19th-century merchant in table china, glassware, and crockery. He operated a retail warehouse at 136 Newark Avenue - known as the "Hemingway's Building," which he constructed as a landmark four-story brick commercial hub in 1875. The specific historical context surrounding Samuel and the individuals named on this 1873 artifact reveals a great deal about his personal and professional life: 1. The deed listed on the receipt details a transfer of "Grand Street property to Mary A. Bennett & Another to Sophia Hemingway." Sophia was Samuel's wife. This specific legal transaction in March 1873 was a strategic transfer. Sophia died prior to 1904. 2. The receipt showcases Samuel securing his family's downtown footprint just two years before he built his grand Newark Avenue commercial landmark in 1875. His business ventures funded significant local investments, establishing a generational family legacy in Hudson County: The Next Generation: Samuel and Sophia had 2 sons, Samuel Hemingway Jr., who died in December 1904 at age 50, and Dr. William Hemingway (a prominent physician). Dr. Hemingway inherited the landmark family real estate at 136 Newark Avenue, held it until the late 1920s, when he transferred it to Columbia U. 3. The first line of the receipt charges for drawing a "Satisfaction of Mortgage from Shipsey Matthews." In late 19th-century real estate, a satisfaction meant a mortgage had been paid in full. This implies Samuel Hemingway had cleared a substantial property lien or financing agreement held with Matthews, freeing up clean titles to further leverage his growing downtown commercial empire. Samuel Hemingway was Hudson County's absolute leader in table china, glassware, and crockery. His business and real estate holdings anchored downtown Jersey City's commercial core for generations. Samuel founded his primary retail warehouse at what became a local landmark: 136 Newark Ave. In 1875, just two years after your 1873 legal receipt, Samuel erected the four-story brick, Late Victorian Italianate structure known as the "Hemingway's Building". The lower floor functioned as. . . . [continued:] the parcel at 136 Newark Avenue to Columbia University, which sold it in 1929. Dr. Hemingway died unmarried and unchilded and bequeathed a large portion of his wealth Columbia U. (illustrator). …
