The reason is a tale of precious Manhattan real estate, one as familiar as some of the stories that can be found on the bookshelves under the grand staircase and vaulted two-story interior. The building has been sold and the new owner is making extensive interior renovations - only the exterior has landmark status - that will drive up the costs of occupancy. The bookstore's owner, in turn, believes the new rent will be so high as to make the store unprofitable. ''A chapter of history is about to close,'' said Charles Scribner 3d, a vice president at Macmillan, which acquired the Scribner Book Companies in 1984, the same year the Scribner family sold its Fifth Avenue building. Mr. Scribner is a direct descendant of the Charles Scribner who established the venerable publishing house in 1846. Its 20th-century authors include Ernest Hemingway, F.
