Hardcover, full blue ribbed cloth with blindstamped decorative frames to front and rear boards, gilt lettering to front cover and spine, spine with a birdhouse design as well, brown clay-coated endpapers, engraved title page in red & black ink, 9-1/4" tall, 189 pp., illustrated with over 100 engravings including plates featuring a plan and view of 24 home designs. Moderate fading to spine, light turning in of spine ends, repair (replacement of paper) to corner of front endpaper, owner's inscription in pencil to first blank leaf, overall a beautiful copy. A practical guide to a variety of small home plans, generally for rural areas, covering general design and smaller details. In one section, the authors implore builders to use double-paned windows for the insulation effect: "Especially is this important for delicate young women, who love to sit near the light as they read and sew, and thousands of whom have caught fatal colds in this very way.
