Condition original card binding with author & title to front in fair condition, with damp marks, original red spine fair/good with damp marks. Card binding not thick, but not very thin, but as large not exactly a hard back. Contents uncut, almost mint, one fold-out plan/map with minor edge creasing as printer bound it sticking out a fraction, and inside front cover is a 1906 gift inscription to same person as the 1906 letter is to, but unable to decipher most of authors handwriting, as both letter & inscription are dated 20th July 1906, looks as if letter & book were sent together from Beloe in gratitude for a visit to their house ???? Towers. Interestingly looks like in the letter mentions Mrs Ramsden, but at end of letter and in book dedication looks like to Ramdsden. Where there are 4 pages of text together they are all uncut to top, single pages, single sided illustrations, and the 2 colour fold out plans/maps never needed to be cut, and easy to read/to be seen. So this is a unique uncut/unread copy as issued by the printer, with a signed letter and author dedicated in book. Very rare title and with contents in this condition with a signed letter and dedication in book make this unique. Size: 23 x 29cm. Approx. Dedicated and with Signed Letter.
