The second letter of Apr28 relates to £1000 secured and released to Chadwick; a third letter from Hemphill dated 11 May 1868 suggests that the land leased by the late Jeremiah Grant be leased to his wife on the same terms and goes into a little detail re matters pertaining to this; the fourth & fifth letters dated 18 & 30 June 1869 to Richard Cooper Chadwick advise Cooper Chadwick on the action to be taken re Conveyance to the Railway Company & the Memo for Registry, He also refers to the deeds having been signed by Mr. Bianconi & more. Soft cover. Condition: Good. Circa 16 items. They tell a story & give a glimpse of partof the life of a Wicklow tenant farmer in 19th century Ireland. Beginning in 1854 with an action by The Revd.Robert Smith of Bollington in Cheshire England & Richard Fielding Morrison,Lieutenant in Her Majesty's 19th Regiment of Foot seeking Stg£4000 from Thomas Smith. They win their case and the judgement is awarded in their favour. A bond is entered into & is signed by both thePlaintiffs and Thomas Smith.The Bond is for Stg 2000. It seems that Thomas Smith is the son in law of Morrison as he has married his daughter. An extract of marriage settlement oulines conditions around the repayment of the £2000 as per the bond agreement in the event that T.Smith dies or his wife preceds him in death & other eventualities. A mss. legal opinion regarding Thomas Smith suggests he "is an Extensive Gentleman Farmer having other farms leases that proposed to be mortgaged and is perfectly solvent." Mss.Articles of Agreement between James & William Nolan with Smith in April 1856 relate to a lease on over 100 acres of other lands in Ballyknockenbeg seem to bear out the legal opinion comment about Smith. Nonethelss there is another court judgement against him with Morrison as the plaintiff on his own this time for £1200 in May 1856. A folio size mss. vellum deed dated 24th September 1872 between Thos.& Robt.Smith is signed and sealed for a sum of £600. There are two draft items dated 1872 one an Assignment & the other a Mortgage between Thos.Smith & Charles Kelly a farmer. A letter from Revenue in February, 1878 claiming duty on the farm leased by Thomas Smith after his death.His son replies explaining that the farm was rented from Earl Fitzwilliam for the life of the deceased.Shortly after his father died the farm was surrendered to Earl Fitzwilliam with two small outlying holdings, and all three were then let to his brother John Smith on a yearly tenancy & his brrther does not hold them as successor to his father but under a substantive letting made to him by the Earl. He contends in reply to Revenue that his brother is not liable for the payment of succession or other duty under the will of his father in respect of those farms. The final document dated 5th March, 1913 is signed by the Commissioner of Valuation & stamped by the Valuation office in Dublin. It lists names of occupiers, immediate Lessors, describes tenements their respective acreage, lands, buildings, & amount of rents for the year 1899 for the Townland of Part of Park in the rural districtof Shillelagh, Ballingate, Co.Wicklow. Among the names are some named Smith. While fragments of tenant farmer's of life is clearly evident in these original 19th century documents they reveal much more and the nature of such lives can be extrapolated from them. They are very useful primary sources for the study of local history. Signed by Author.

This collection comprises 53 items: (1) The initial item is a draft mss.agreement in 1896 between Charles John Tegart 30, Windsor Road, Rathmines and Susan Rogers 21, Garville Avenue Rathgar for the purchase of 30, Windsor road for £640 & an annual rent of £5. (2) A draft agreement dated 1897 (with annotation & legal opinion handwritten in) between John Plunkett, a builder of Bray, Co.Wicklow and Charles John Tegart for 11, Floraville Terrace, Bray. Other adjacent houses 10 & 11are also mentioned. (3) A mss.document comprising correspondence between solicitors acting for Tegart that was drafted for counsel'sadvice outlines issues pertaining to the annual rent and the right to title tono.11.Floraville Tce. (4) A 4pp. mss. will of Florence O'Callaghan of 12, Castle Road, Dundalk bequeath's "all my estate in right title and interest in the land of Tullydonnell O'Callaghan now in possession of myself and my sisters to my sister Mary Anne O'Callaghan.and after her death to James Tegart of Bray.The will is dated 1908 & asolicitor has a note to the effect that Mary Anne died, 12th February, 1909. So James Tegart inherited the lands of Tullydonnell O'Callaghan. (5) James died awhile later and an Estate Valuation dated 9th of May 1908 by P.J. Byrne & Sons, Valuers, House and Estate Agents, Quinsboro' Road, Bray values 11, Florence Terrace at £814.(6) A mss.pedigree (family tree) of the Tegan family begins with Owen O'Callaghan Tegart who had two wives - Olivia Sterne and Miranda Greene traces the descendants during the latter half of the nineteeth century and first part of the 20th century. This seems to be dated 1913. (7) An original death certificate dated 21st September 1928 signed by Joseph Lynch Assistant Registrar of Births and Deaths for the Bray District issued at Bray Dispensary indicates the cause and circumstances of the death at Anne Tegan at the age of 75. (8) Eight receipts & share stock include among them receipts issued by Bray Urban District Council are for Rates, Poor Rate, Town and Harbour Rates & electricity during 1928/29& A 1929-47 5% War Stock. (9) Probate of the last will and Testament of Anna J. Tegart on 7/1/1929 is in a very neat, legible and tidy hand in ink and indicates that James was her father and the Tullydonnell lands are located in Armagh & provides material for further research into the links in the family pedigree. (10) An itemised Valuation by Byrne's Auctioneers, Bray of the furniture and effects of 11, Florence Terrace (11) A batch of 34 items of correspondence between January-April 1929 relating to the sale of 11 Florence Terrace includes correspondence from Eveline M. Bell of The Red House, Cheam, Surrey Executrix of Anna Tegart's will and letterheadeD notepaper of Byrne's auctioneers, Quinnsboro' Road, Bray & a document signed by Mr. Byrne. Invaluable primary information which makles it possible to link together the various strands in the life of a family over three quarters of a century. Signed by Author.
